Many times you will hear the client talking about the concerns before they allow you to sell your flat. This is normal as they are not in this line and they hear about their friends' stories. As a real estate professional, take the time to address the concerns, build rapport with them and assure them. Below are the common concerns:

However, in order to get your unit sold, agents will advertise at the lowest price to attract buyers to call them. Put yourself in the shoes of a buyer. Would you pay a higher price for the same house you know you can buy it at a lower price from another agent? An open listing often achieve a lower transacted price as there is no control over the pricing.
