In the video, you know the root of the problem is the loan. As people start to service their monthly instalment using CPF, it creates CPF Accrued interest that eat into their cash proceed.
Eventually it will exceed the property value one day and lead to negative sales proceed.
How? Solution is to switch to bank loan and use cash to service and delay the CPF Accrued interest. Most importantly is to have capital appreciation in the property you owned.
